1. Landscaping/Buildings, per Sec. 5.26. Front yards must contain, as a minimum, automatic sprinkler systems and sod, shrub beds, 4-5 gallon & 8-1 gallon plants (flowers do not apply) and one tree. Berms and sculptured planting areas are encouraged. Sheds must conform to the materials and colors of the residence and require ACC approval prior to construction.
2. Fences, per Sec. 5.25, may not be installed nearer to the street than the front corner of your home. Fence setbacks on street side of corner Lots will vary dependent on neighboring Lots and shall be determined by the ACC. It is the Owners responsibility to receive ACC approval and obtain a City Building Permit for all fences.
3. Vehicles, per Sec 5.19 & 5.27 (f). Street parking is prohibited. Gravel driveways or RV accessways are prohibited. Trailers, boats, motorcycles, motor homes, trucks larger than standard pickups, tractors, campers, garden or maintenance equipment, inoperable vehicles, vehicles other than automobiles, when not in use, shall be kept enclosed at all times in an approved structure, or screened from the public view by an approved fence.
4. Animals (Sec 5.10). A maximum of two (2) pets may be kept on each Lot. Pets that are dangerous are prohibited. Dog runs shall be positioned behind the residence in a manner least noticeable to the neighbors, screened from view by a 6 foot privacy fence and a minimum of 36 inches from your Lot line. Animals may not be tied in the front yard for any reason. Animals that stray off of your property and barking dogs are a violation of City Code and complaints will be directed to the authorities.
5. Antennas (Sec 5.22). TV antennas/satellite dishes may be installed according to ACC requirements. If you have any questions concerning placement of antennas, please notify the ACC to allow for inspection/approval of location prior to installation. Guidelines are a minimum of 20 foot back from the front of the home with best effort to conceal from view. Placement contrary to the CC&Rs will be subject to being moved at the Owners expense. Dishes larger than 20 inches in diameter must not be placed on your roof.
6. Maintenance (Sec 5.27). Trash containers, bags, mowers or other items or equipment that are not a part of your landscaping must be stored out of sight of the public. All improvements on a Lot shall be maintained in good condition, oil stains regularly cleaned from driveways, fences sealed, lawns mowed and trimmed weekly and weed & feed applied regularly, shrubs kept trimmed and beds weeded, irrigation watering adjustments made regularly as temperatures fluctuate to ensure against excessive runoff.
